Lunenburg by the Numbers: A Look at the Town I Grew Up In

More Than 2,500 People Call Lunenburg Home

Lunenburg is a small, year-round coastal community with a population of more than 2,500 people.

Behind the colourful waterfront and historic streets is a town shaped by local businesses, harbour life, generations of families, and a strong connection to the sea.

1753: Established as a British Colonial Settlement

Lunenburg was established in 1753 as a planned British colonial settlement.

Its original street grid still shapes Old Town today, creating the steep streets, compact blocks, and walkable layout that make Lunenburg feel unlike anywhere else on the South Shore.

More Than 1,400 Settlers in the Founding Year

More than 1,400 settlers arrived to establish the new town.

While Lunenburg was planned by British colonial authorities, many of the settlers were foreign Protestants from German-speaking regions, Switzerland, and Montbéliard in present-day France. Their influence remains part of the town’s identity more than two centuries later.

1995: Added to the UNESCO World Heritage List

Old Town Lunenburg was inscribed as a UNESCO World Heritage Site in 1995.

The designation recognizes the town’s preserved colonial layout, colourful wooden architecture, and long-standing connection to the Atlantic fishery and maritime life.

Tourism Nova Scotia notes that Old Town Lunenburg is one of only two urban communities in North America with UNESCO World Heritage status.

17 Years Undefeated in Trophy Racing

Bluenose first won the International Fishermen’s Trophy in 1921.

It remained undefeated in the trophy series for the next 17 years, winning again in 1922, 1923, 1931, and 1938. The schooner became a lasting symbol of Nova Scotia craftsmanship, competition, and pride.

$35,000 to Build the Original Bluenose

The original Bluenose cost $35,000 to build in 1920–21.

According to the Royal Canadian Mint, that amount was roughly equivalent to $440,000 in 2021 dollars. Five sponsors helped raise the money needed to bring the vessel to life.

More Than 270 Boats Built at One Shipyard

Over 67 years, Smith & Rhuland’s Big Boat Shed built more than 270 boats.

That included vessels such as Bluenose II, Bounty, and Rose. The original Bluenose was built next door, making this small part of the waterfront one of the most important places in Lunenburg’s shipbuilding story.

One Lot for Each Immigrating Family

One of the most interesting details I found was how early families received their town lots.

Each immigrating family was assigned a lot through a lottery, with playing cards used to determine where they would build. It is a small detail, but one that gives a glimpse into how deliberately the town was planned from the beginning.

117 Years of Learning on the Hill

Lunenburg Academy operated as a public school from 1895 to 2012.

For 117 years, the building educated generations of local students. Today, it remains one of Lunenburg’s most recognizable landmarks and the only intact 19th-century academy building in Nova Scotia.

A Small Town With a Big Story

Lunenburg is known around the world for its waterfront, architecture, and history, but these numbers show there is even more behind the town’s story.

This series has been a great reminder that every South Shore community has its own history, character, and local details worth learning about. I look forward to continuing to share more of them.

The Story Behind My Closing Pizzas

If you have followed along with my real estate journey, you may have noticed a small tradition I like to carry out whenever a client reaches the finish line: I celebrate with a personally made pizza.

At first glance, it might seem like a fun way to mark a closing. And it is. But for me, it means more than that.

The closing pizza is a way to honour my roots, show appreciation for my clients, and recognize the people who helped shape the person and professional I am today.

Where It All Started

My parents immigrated to Canada from Lebanon in the early 1990s with the hope of building a better life for their family. Like many immigrant families, they came with determination and a willingness to work incredibly hard for the opportunities ahead of them.

Eventually, they started a pizza business that many people in our community came to know and love as J3 Pizza.

For me and my siblings, the shop was more than just a family business. It was a place where we grew up, helped out, learned, watched, listened, and understood what it meant to serve a community.

I spent a lot of time there growing up. Whether I was helping around the shop, watching my parents interact with customers, or seeing the amount of work that went into every day, I learned lessons that have stayed with me ever since.

Lessons From the Pizza Shop

Working in and around the family business taught me more than I realized at the time.

I saw how hard my parents worked. I saw the long hours, the consistency, the pressure, and the pride they took in serving people well. I saw how much they cared about their customers.

That had a major impact on me, and those lessons have carried directly into my real estate business.

Buying or selling a home is a major milestone in someone’s life. It is emotional, personal, and often one of the biggest decisions a person or family will make. I never want my clients to feel like just another transaction. I want them to feel supported, respected, and genuinely cared for throughout the process.

That mindset started long before real estate. It started in the pizza shop.

Why I Celebrate Closings This Way

When a client buys or sells a home, there is a lot to celebrate.

There is the excitement of a new beginning, the relief of a successful sale, the hard work that went into getting there, and the trust that was placed in me along the way.

Making a pizza to celebrate that moment is my way of making the experience personal.

It is a small gesture, but it carries a lot of meaning for me. It is a way to bring a piece of my story into my real estate business and to celebrate my clients in a way that feels authentic.

It also gives me the chance to honour my parents and the sacrifices they made. Their hard work created opportunities for me and my siblings, and a lot of what I do today is built on the foundation they created.

Every closing pizza is a reminder of that.

More Than a Tradition

To me, the closing pizza represents gratitude.

Gratitude for my parents.
Gratitude for my community.
Gratitude for the clients who trust me with such an important chapter of their lives.

It represents where I come from and the values I try to bring into every client relationship: hard work, care, consistency, and genuine appreciation.

Real estate will always be about more than properties. It is about people, families, stories, transitions, and milestones.

So when I personally make a pizza to celebrate a closing, it is not just about the pizza itself.

It is a tradition I am proud of, and one I hope to continue for years to come.

South Shore by the Numbers: A Closer Look at Lunenburg, Queens, and Shelburne Counties.

When people talk about Nova Scotia’s South Shore, they often think of beaches, historic towns, working waterfronts, winding coastal roads and quiet rural communities. But sometimes, looking at the numbers gives us a different way to understand the region as a whole.

72,000+ people call it home

Across Lunenburg, Queens and Shelburne Counties, more than 72,000 people call the South Shore home.

That includes well-known communities like Chester, Mahone Bay, Lunenburg, Bridgewater, Liverpool, Shelburne, Lockeport and Barrington, along with many smaller villages, rural roads, inland communities and coastal neighbourhoods in between.

The South Shore is not one single type of place. It is a collection of communities, each with its own pace, character and way of life.

7,700+ km² to explore

Together, Lunenburg, Queens and Shelburne Counties cover more than 7,700 square kilometres.

That space includes coastal towns, lakes, forests, working waterfronts, beaches, trails, farmland, rural properties and historic communities. It is one of the reasons the South Shore offers such a wide range of lifestyles, from walkable town living to private country properties and oceanfront escapes.

Under 10 people per km²

When you combine the population and land area of the three counties, the South Shore has fewer than 10 people per square kilometre.

That number helps explain something many people feel when they spend time here: there is room to breathe. The South Shore offers space, privacy and a slower pace while still being connected to strong local communities and services.

30+ beaches highlighted

Visit South Shore highlights more than 30 beaches across the region.

From long sandy stretches to quiet coves and hidden coastal spots, beaches are a major part of life here. They are not just places to visit in the summer. They help shape the way people experience the South Shore, whether it is walking the shoreline, swimming, surfing, beachcombing or simply being close to the ocean.

50+ places to arrive by water

Visit South Shore also highlights more than 50 places connected to arriving by water, including public wharves, marinas, yacht clubs, fuel stops and boat slips.

That says a lot about the region. The South Shore has always been closely tied to the water, from sailing and boating to fishing, harbours and working waterfronts. For many communities, the coastline is not just scenery. It is part of everyday life.

36 trails highlighted

The South Shore is also home to dozens of trails, with Visit South Shore highlighting 36 across the region.

These trails include coastal walks, forest paths, rail trails and routes that connect communities. Whether someone is looking for a short walk, a bike ride, a peaceful nature trail or a longer outdoor adventure, the region offers many ways to explore beyond the road.

7+ golf options

From coastal courses to quiet inland fairways and golf facilities, the South Shore has several options for people who enjoy the game.

Golf is another example of the variety of lifestyles here. For some, it is part of a weekend routine. For others, it is one more reason the South Shore offers a balance between outdoor recreation, community and quality of life.

123 artisans, makers and galleries

Visit South Shore lists 123 artisans, creators, makers and galleries across the region.

Whilst there are countless more that weren’t included on their list, this is one of the numbers that really speaks to the character of the South Shore. Beyond the beaches and scenery, the region has a strong creative identity. Local artists, craftspeople, galleries, shops and small businesses are part of what makes each community feel distinct.

1 of only 2 urban UNESCO communities in North America

Old Town Lunenburg is one of only two urban communities in North America designated as a UNESCO World Heritage Site.

That recognition speaks to the historic importance of the town and its preserved streetscape, architecture and working waterfront. It is also a reminder that the South Shore’s history is not tucked away in museums only. In many communities, it is still visible in the buildings, streets, harbours and stories that shape daily life.

What the numbers tell us

Looking at the South Shore by the numbers gives a bigger picture of the region.

It is spacious, but connected. Historic, but still evolving. Coastal, but not only coastal. It is made up of beaches, trails, golf courses, waterways, artisans, small businesses, working waterfronts and communities with their own identities.

The South Shore is not one lifestyle. It is many different ways to live, explore and experience Nova Scotia.

Average days on market: 73, up 58.7%
Closed sales: 73, down 17.0%
Months of inventory: 6.9, up 6.2%

South Shore Market Overview

The South Shore real estate market continued to shift in May 2026. The median sales price remained strong at $410,000, up 9.3% compared to the same month last year, while other indicators show the market moving at a slower pace.

Closed sales were down 17.0%, total sales volume was down 5.4%, and homes spent an average of 73 days on the market, up 58.7% year-over-year. Months of inventory also rose to 6.9, suggesting buyers may have more options than they did during the same period last year.

Key South Shore Market Stats

In May 2026, the South Shore recorded a median sales price of $410,000, total sales volume of $35,473,180, and 73 closed sales. Homes spent an average of 73 days on the market, while months of inventory reached 6.9.

Compared to the same month last year, the median sales price was up 9.3%, total sales volume was down 5.4%, average days on market was up 58.7%, closed sales were down 17.0%, and months of inventory was up 6.2%.

What This Means for Sellers

For sellers, May’s numbers show that home values on the South Shore remained strong, with the median sales price up 9.3% year-over-year. That is a positive sign for property owners considering the market.

At the same time, homes are taking longer to sell, with average days on market rising to 73 days. With closed sales down 17.0% and months of inventory up to 6.9, sellers may need to be more thoughtful about pricing, preparation, and presentation.

What This Means for Buyers

For buyers, the increase in average days on market and months of inventory may create more breathing room. Homes averaged 73 days on the market in May, and inventory rose to 6.9 months.

While the median sales price was still up 9.3%, the slower pace may give buyers more time to compare properties, ask questions, and make informed decisions.

A More Balanced Market

Overall, the May 2026 stats suggest the South Shore market is becoming more balanced. Prices remained strong, but closed sales and total sales volume were lower than the same month last year.

The combination of longer days on market, fewer closed sales, and more months of inventory points to a market that is still active, but less rushed than it may have been previously.

Final Takeaway

The South Shore market remained strong in May, but the pace has changed. The median sales price reached $410,000, while homes averaged 73 days on market and months of inventory rose to 6.9.

For sellers, strategy matters. For buyers, there may be more room to navigate the market. As always, the best approach depends on the specific property, location, price point, and goals involved.

Statistics provided by the Nova Scotia Association of REALTORS® and measured against the same month in the previous year.
